Therefore Ranelagh Road (Ipswich) MCL has instructed Secure a Space to operate on the site using the Penalty Charge Notice (PCN) system 24hrs a day. Credit Control Policy
Service Charge Service charges are allocated and invoiced in accordance with the terms of your Lease or Transfer. For Ranelagh Road (Ipswich) MCL this is 1st April to 31st March each year. The Service Charge collected from all property owners is to pay for the regular maintenance of the development. These monies are used to ensure all communal areas and grounds are maintained to the highest standard, buildings are insured, utility costs such as water and electricity are paid and that all residents can enjoy a clean, pleasant and safe environment. The money you pay can only be spent on your development, and only residents on your development can benefit from it. Money collected is never used on other developments. These requirements are all designed to protect you and to ensure your fund is safeguarded. For your benefit and peace of mind, all owners will receive a certified set of accounts after completion of the accounting year. General Topics Why do I have to obtain consent to sublet my property? Most Leases state that you should obtain consent and that the sub-tenant should enter into a ‘direct deed of covenant’ to ensure the sub-tenant complies with the general terms and regulations contained within the Lease. In order to protect the other residents in the building and to comply with the terms of the Lease, references are required and the letting must be to a specific person.
